The property is currently zoned PUD (Planned Unit Development), which is well suited for the proposed development, which includes single family residential, townhomes, medical/dental office, and retail. Eaton Woods is to be developed in three distinctive sub areas.  Sub area A, named Eaton Square is 5.5 acres and consists of 34,400 sq. ft. of office consisting of three buildings.  In addition, there is one 10,400 sq. ft. retail building. Sub area B, named Eaton Commons is 6.1 acres and consists of seven (7) four (4) family townhomes.  Exact size and design of the townhomes shall be introduced to the planning commission at a later date.  Sub area C is 40 acres, which consists of two distant residential areas, The Ridge at Eaton Woods, and The Park at Eaton Woods.  The Ridge at Eaton Woods consist of sixteen (16) large single family lots located at the northern portion of the Eaton Woods development which shall provide spectacular views to the south and west.  The Park at Eaton Woods located in the middle southern and western portion of Eaton Woods consisting of thirty-seven (37) cluster home sites that recreate the look and scale of urban living as represented the in Village of Granville.  Exact size and design of these homes shall be introduced to the planning commission at a later date.

Open / Green space has been provided for each sub area within the development for residents and tenants to enjoy.  In addition, there are sidewalks throughout the development connecting all areas of the development as well as connection to the existing bike path along Newark Granville Road.  The development in its entirety provides a walkable community and walkable connection to downtown Granville.

The Eaton Woods Development is named in honor of the maternal family of Southgate Corporations president and life long member of the Granville community Robert O’Neill. The streets are also named for members of his maternal family line. These names are tied to the community, much as the hope and plan is for the new development.
